Per Recent Miami Beach Ordinance, Condominium Residents Required to Wear Face Masks in Indoor/Outdoor Common Areas

Effective June 30, 2020, the City of Miami Beach mandated the use of facial coverings for all persons in public places to help prevent the spread of the coronavirus.

As the City of Miami Beach’s Phase 2 Reopening Order and Emergency Measure applies to both indoor and outdoor public spaces, residents living in community associations must wear a face covering at all times when entering common areas such as lobby entrances, elevators, community pools, fitness areas and parking lots as defined in Miami-Dade County Emergency Order 20-20.

Any person not wearing a facial covering is subject to a $50 civil fine by the City of Miami Beach. Additionally, condominium or HOA residents may face penalties from their association such as fines or the suspension of their right to use common elements. Many Associations are proactively adopting rules and regulations requiring the use of a mask in common elements, irrespective of local ordinances mandating same.

Bottomline, wear a mask. Not only is it the law, it helps curb the spread of the coronavirus which is especially important when living in close proximity to one’s neighbors in a community setting.
